The company has announced plans to transform a former metal works in Leith's Assembly Street into affordable but fashionable apartments that are ideal for those struggling to get a foothold on Edinburgh's expensive property ladder.
Prices will be in the region of £125,000, the one and two bedroom properties are set to meet the demands of first time buyers in the city, offering affordable and compact accommodation combined with stunning contemporary design features.
Working with young Edinburgh architecture practice, Sutherland Hussey, who have won various awards for its distinctive projects, The Burrell Company is set to convert the existing warehouses into 11 apartments complemented by 18 new flats.
Andrew Burrell, Managing Director of The Burrell Company commented: "Getting on the property ladder in Edinburgh is a real struggle for many first time buyers with the average house price now over £200,000 and the market showing no real signs of slowing down. This problem is likely to get even worse in the future with the introduction of SIPPS in March, which will allow the purchase of property through a personal pension. Smaller properties in sought after areas, the type most new home buyers would go after, will be particularly affected.
"With Assembly Street, we are creating a development that will offer an ideal solution to these problems - properties that are extremely desirable and finished to a high specification but also very affordable.
"Leith has been growing in popularity as potential home owners are driven out of the city centre by cost. The area is still traditionally less expensive than the city centre, whilst in close proximity, and also boasts an abundance of bars, restaurants as well as plenty of character."
The properties will be grouped around an attractive courtyard with large glass and timber screens opening up the living areas to the evening sun. A commercial unit will also be created within the development.
Sutherland Hussey was set up in 1996 by Charlie Sutherland and Charlie Hussey, who combined running an office with part time teaching at the Mackintosh School of Architecture. Current projects, ranging from large scale hotel and mixed-use developments in Ireland and the Grizedale Forest Visitor Centre in The Lake District to private and public housing in London and Edinburgh as well as projects in Europe, reflect the company‚s ethos of diversity

A planning application has been lodged with the City of Edinburgh Council.
Assembly Street follows on from The Burrell Company's success with their joint venture partners at Coalhill in Leith, which was named The Britannia Best Apartment of the Year in the UK‚ and The Britannia Building of the Year‚ awards in 2001. The second phase of this development is currently on site.
